Realtor.com recently named September 27 through October 3 the best week to buy a home in 2026, and for buyers who have been patiently waiting for the right moment, this fall may bring a little more breathing room.
Nationally, buyers shopping during this time could see 31.9% more homes for sale than they did at the beginning of the year, along with the potential for nearly $14,000 in savings on a median-priced home compared with peak summer prices.
Of course, there’s no single “perfect” week to find a home. Every market and every buyer is a little different. But understanding why this time of year can offer more favorable conditions can help you feel prepared when the right home comes along.
Why This Week Stands Out
To find the best time of year for buyers, Realtor.com economists looked at eight years of housing market data, from 2018 through 2025, excluding 2020 because of the unusual market conditions surrounding the pandemic.
They considered several things that can make the home search feel a little easier for buyers, including the number of homes available, new listings coming onto the market, home prices, how quickly homes are selling, buyer competition, and price reductions.
When all of those factors came together, September 27 through October 3 stood out as the strongest overall week for buyers nationally.
During this week, buyers may find:
13.3% more active listings than during a typical week and 31.9% more than at the beginning of the year
30.1% less buyer competition compared with the busiest point of the year
Homes spending around 64 days on the market, giving buyers a little more time to consider their options
Listing prices around 3.5% below their seasonal peak, or roughly $14,000 less on a $416,000 home
More opportunities to find homes with price reductions
20% more new listings than at the beginning of the year
For buyers, that combination can mean something especially valuable: more choices, a little less pressure, and potentially more room for conversation and negotiation.
Why Fall Can Feel Different for Buyers
The housing market has shifted throughout 2026. Higher mortgage rates during the summer helped slow some buyer activity, while the number of homes available continued to grow compared with last year.
Although national inventory still hasn’t fully returned to pre-pandemic levels, buyers may notice that they have a little more time to explore their options.
Instead of feeling like you have to make an immediate decision, fall can offer an opportunity to slow down, look thoughtfully, and focus on finding a home that truly fits your needs.
What Does This Mean for You?
Real estate is always local, which means the national “best week” won’t be exactly the same everywhere.
Realtor.com looked separately at the 50 largest metro areas and found that local buying windows range from early September through late November.
In the 14 metros where the local best week matches the national window, buyers may see around 17.6% more listings, 36.1% less competition, nearly two additional weeks of market time, and prices approximately 5.7% below their seasonal high.
For example, New York and Milwaukee reached their best buying week earlier in September, while Miami and Tampa’s strongest windows arrive later in November.

Rather than thinking of one week as a deadline, it may be more helpful to think of fall as a window of opportunity.
Shopping earlier in the season may give you a wider selection of fresh listings, while waiting a little later could bring additional opportunities for negotiation as sellers become more motivated.

Before you begin touring homes, take a little time to understand what monthly payment works for your household and consider getting pre-approved. That way, if a home you love does come along, you can move forward feeling informed and prepared.
